What belongs in a brewery construction quote?

Separate the steel shell, production-area work and taproom finish-out. List the equipment and utility work that you expect to be included, then check each proposal against that list.

Divide the project into usable packages

List site work, building enclosure, production areas, public spaces and equipment-related work. Under each heading, describe the result expected when that package is complete. Use your equipment register and room plan as shared references.

Add spaces that are easy to miss in an early concept: receiving, packaging storage, staff areas, cleaning supplies and furniture storage. Ask which package includes them and whether the drawings describe them consistently.

Examine the boundaries

For each item, identify who designs, supplies, installs and coordinates it. Equipment furnished by the owner still has building interfaces. Ask who receives supplier information, who confirms it has been incorporated, and how revisions are tracked.

Have the appropriate specialists define requirements for production systems and floor-related work. Ask the equipment supplier and building team to confirm the drains and service connections for the selected brewing system.

Record exclusions and decisions

Put allowances, exclusions and pending selections beside the relevant line item. If one proposal includes a finished public interior and another stops at the shell, record the remaining work before attempting a comparison.

Discuss the intended opening sequence as well. If production starts before the taproom, or the taproom expands later, ask the project team to describe the scope and responsibilities for each stage. Treat future work as a specific plan with unresolved decisions, not an unlimited promise of flexibility.
