Drive-up or conditioned self-storage?

Write down what customers will get in each type of unit. Doors, interior access and building systems can make the construction work quite different, even when the storage area is similar.

Draw the route to each unit

For a drive-up concept, draw the route from the entrance to the unit and the unloading position. For an interior-access concept, include the route through common circulation to the unit. Record carts, loading areas and other support functions you intend to offer.

Avoid using climate controlled as an undefined promise. State the environmental goal and ask qualified designers to specify the systems, enclosure and operating needs required to pursue it. Marketing language should match what the finished facility can actually provide.

Compare the supporting work

Ask each proposal to identify structure, partitions, doors, insulation or enclosure systems, mechanical work, electrical work and access control. Clarify who coordinates the interfaces and what is outside the building supplier's scope.

Consider maintenance access and what happens when equipment needs service. A system hidden from the customer's view still needs a practical place in the facility plan.

Separate capital and operating questions

Construction scope and future operating assumptions belong in different parts of the comparison. Ask for the information needed to evaluate ongoing maintenance and service responsibilities rather than choosing solely by an initial shell description.
