Send the site plan, proposed unit mix and any known access or utility information. Ask the contractor to separate building work from the roads, gates and other site improvements in the quote.
Start with the site arrangement
Provide the property location, available survey information and a preliminary unit layout. Mark entrances, circulation, loading areas and any office or service spaces. Ask the appropriate local reviewers and design professionals what studies and approvals the proposed use needs.
Separate verified site facts from assumptions about utilities, drainage and ground conditions. Ask the contractor to identify these unresolved items in the quote and say who will handle them.
Follow the project through opening
List site preparation, foundations, buildings, partitions, doors and common-area finishes. Add lighting, access control, fencing, signs and operational equipment where intended. Ask who supplies, installs and coordinates each item.
Security features should be described as products and responsibilities, not broad promises about outcomes. Clarify maintenance, software or service arrangements where the proposed system depends on them.
