Strip center buildings in North Florida: what to know

A strip center is a single steel building split into tenant bays, each with a storefront facing the parking and a service door at the rear. The frame runs the full length, and demising walls between bays carry whatever fire separation the code requires. Bay widths are set on the frame grid so two small bays can later become one larger space. Each unit gets separate meters, a restroom plumbing stub and its own HVAC, which lets tenants come and go without disturbing their neighbors. A continuous canopy ties the front together.
