What is included in a medical office build-out?

Title formatBody

Check whether each proposal covers the shell, the interior rooms, the building systems or all three. Keep specialist equipment and its installation on the same comparison sheet.

## Start with an opening-day walkthrough

Imagine arriving for the first working day. Follow the patient route from the property entrance to reception, treatment and departure. Then follow staff, deliveries and housekeeping. Write down every space and system the practice expects to use.

Turn that walkthrough into a scope checklist. Include site access, the building enclosure, interior rooms, finishes, utilities, specialty equipment interfaces and the remaining work needed for occupancy. Ask your professional team to identify requirements specific to the practice.

## Put a name beside every package

For each item, mark whether it is included by the building contractor, supplied directly by the owner, handled by another specialist or still undecided. Add who designs it and who coordinates it with adjacent work.

Pay particular attention to boundaries. If one party supplies equipment and another connects it, record who confirms the connection requirements and schedules the work. If interior construction follows the shell under a separate agreement, define the condition in which the shell will be handed over.

## Compare assumptions, not labels

"Finished," "turnkey" and "ready for build-out" need written definitions. Ask each bidder to explain allowances, exclusions, owner selections and the documents used for the proposal. Keep the room program and equipment list consistent across conversations.

Also ask how changes will be managed. A practice may refine room uses or equipment during planning; knowing who records those changes helps prevent outdated assumptions from becoming the basis of a contract.
