What work remains after a gym shell is built?

Title formatBody

Compare the shell proposal with a list of everything needed to use the gym. Flooring, equipment, support rooms and building services may be supplied under separate contracts.

## Describe the intended opening

List the sports, events and users the gym must accommodate when it opens. Include spectators, staff and the support rooms associated with those activities. Have the appropriate advisers review the program and its requirements. Keep a separate list of decisions the owner must make before equipment can be ordered.

Then make a checklist of the work and equipment needed to support that program. The checklist should connect the playing floor, building systems, equipment, interiors and surrounding access instead of treating them as unrelated purchases.

## Identify package boundaries

Ask each proposing contractor to mark what it includes, excludes or carries as an allowance. Record owner-supplied equipment separately, including who coordinates delivery, installation and building interfaces.

If one team erects the shell and another completes the interior, define the handover condition. Ask which decisions the finish-out team must provide before shell work proceeds and how later revisions are communicated.

## Compare the same project

Use the same activity layouts and equipment assumptions for every proposal. A shell with future interior work is not directly comparable to a more complete project unless the remaining scope is shown alongside it.

Discuss schedule dependencies without assuming that shell completion equals opening day. Identify the decisions, installations and reviews that belong to other parties and need coordination with the overall plan.
