Choosing a self-storage unit mix

Title formatBody

Try the proposed unit sizes on the site plan with the drives and parking spaces included. Check where customers stop to unload and how they turn at the ends of the rows.

## Keep demand separate from geometry

List the unit types you want to investigate and the evidence you still need about local demand. A convenient building module is not proof that customers want that size. Treat competitor observations and customer inquiries as inputs to research rather than guaranteed occupancy.

Ask the building supplier to show alternative partitions and door arrangements. Compare usable unit space with the structural layout and the access each unit requires.

## Trace a customer's visit

Draw arrival, parking, unloading and departure. Include the vehicle types you expect, not only passenger cars. Show how one customer can use a unit while another moves through the facility. Have the relevant professionals assess circulation and site requirements for the actual layout.

Consider management tasks too: inspections, cleaning, maintenance and handling a temporarily unavailable unit. These activities should not rely on blocking the only route through a row.

## Compare complete concepts

For each unit mix, record rentable units, circulation areas, building components and unresolved site questions. Keep revenue projections separate from the contractor's construction scope.
