bodyWrite down the rooms and facilities the center needs to open. Compare each construction proposal with that list so you can see which work remains your responsibility after the shell is finished. ## Define the finished center first Start with the rooms and activities needed for the intended operation. Include classroom equipment, support rooms, storage, staff areas and outdoor connections. Have the operator's advisers review the program and the requirements that apply to it. Send the same room list and finish requirements to each contractor. Otherwise, one contractor may price a different room arrangement or level of completion from another, making a comparison misleading. ## Describe the shell handover Ask what condition the building will be in when the shell contractor finishes. Request a written list of included work, exclusions and information the interior team must provide before related construction begins. Identify who coordinates the interface between structure, enclosure and interior systems. If a different contractor handles the finish-out, agree on who communicates changes and who confirms they have been incorporated into the current documents. ## Track remaining owner work Create a checklist for items outside the building contract, including equipment procurement, installation coordination and any professional or operational reviews. Assign a responsible person and decision date to each item. Discuss the intended opening sequence with the full team. A completed shell does not by itself establish that a center is ready to operate. Ask the contractor to explain the limits of its schedule and scope so the owner can coordinate the remaining work.
